Types of Agreements

We offer a range of flexible agreements to suit your needs, this even includes a start up agreement.

The most common agreements are a Leasehold Agreement and a 3 + 3 Tenancy Agreement.


Leasehold


Leasehold agreements are long-term commitments that offer you both the security and independence to create a fulfiling business.

Features include:

  • Standard term of 20 years.
  • Ability to sell after 2 years.
  • Discounts, taken off invoice, are paid from the first barrel you buy.
  • A volume incentive scheme.
  • A commitment to buy a full range of leading national and regional drinks brands supplied by S.A. Brain & Co. Ltd.
  • Rent is fairly determined in line with the open-market. Rent is increased each year with the Retail Price Index (RPI) and reviewed every 5th year.
  • Support in the operation of leisure machines. Machine profits (after costs) are split between the licensee and S.A. Brain & Co. Ltd.
  • Your minimum investment of £20,000 includes:
    - Purchase of fixtures and fittings
    - Deposit of £6,000 or three months rent whichever is greater
    - Stock and glassware
    - Working capital

Tenancy

Tenancy agreements are suited to people looking for a shorter-term commitment. They require a smaller amount of capital to invest.

Features include:

  • 3 years standard term with a rent review at 3 years.
  • Rent is agreed in advance and will increase annually in line with RPI.
  • A commitment to buy the full range of leading national and regional drinks brands offered by S.A. Brain & Co. Ltd.
  • A volume incentive scheme.
  • Support in the operation of leisure machines. Machine profits (after costs)are split between licensee and S.A. Brain & Co. Ltd.
  • S.A. Brain & Co. Ltd. is responsible for the maintenance of the pub exterior and structure.
  • Your minimum investment of £10,000 includes:
    - Purchase of fixtures and fittings
    - Deposit of £3,000 payable on offer of the premises
    - Stock and glassware
    - Working capital
